Purpose of a Home Inspection

The purpose of a home inspection is to inform the individual buyer of the current conditions of the property and to provide you with a professional report that gives you confidence to address potential concerns and delivers peace of mind about your investment.

Buying a home is probably the most expensive purchase you will ever make. This is no time to shop for a cheap inspection. The cost of a home inspection is very small relative to the home being purchased. I am determined to perform inspections of the utmost quality and integrity. I make sure that you know and understand every fact about the property that you are about to purchase.

Anytime you are purchasing a property, I understand it is a HUGE investment. I provide the facts you need to know about your property. I take great pride in providing this service to you. The majority of my business is from client referrals. I work directly for the client. My job is to insure that the client understands every item that may be reported. My job does not end after the report is completed. My report is not intended to be a “check list” of items that need repair or general maintenance, it is designed to identify material defects or deficiencies according to the age of construction that would have an adverse impact on the value of the real-property, or that involve an unreasonable risk to people on the property.

The Inspection will be a thorough, in-depth visual examination of the structure and operating systems and components of the home. The Inspection may take on average of 3-4 hours depending on the size and condition of the home. Upon completion of your home inspection, you will receive a full computerized Inspection Report with pictures of the findings within 24 hours. I will review your Inspection Report and consult with you on any concerns or questions you may have.

Your Home Inspection

As your licensed inspector I will spend on average three hours thoroughly assessing the home’s visible, accessible systems and components. You are welcome and encouraged to accompany me during the inspection so you can voice your concerns and become more familiar with your home’s distinguishing characteristics.

After the inspection, you will receive a verbal report of the home’s condition. Should there be safety concerns needing immediate attention all parties involved will be notified. You will receive helpful maintenance and repair suggestions. A computerized report with pictures of the home inspection will be e-mailed to you within 24 hours of the inspection.

Roofing material, gutters, downspouts, flashing, skylights, chimneys, roof penetrations

Plumbing

Distribution systems, including fixtures, faucets, drain, waste, vent systems, hot water heater and sump pump

Electrical

Service drop, ground fault circuit interrupters, interior components of service panels

Heating & Central Air Conditioning

Installed heating and air conditioning equipment, vent systems, flues and chimneys

Attic & Crawlspace/Basement

Checked for evidence of water penetration, insulation & ventilation

Interior

Walls, ceilings & floors, stairways, railings, doors, windows, countertops and cabinets
